The cost of land in Lagos’ upscale Eko Atlantic development has jumped to over N2 billion per plot, a massive increase from about N180 million in the early 2000s. This is according to the State of Lagos Housing Market Report (Volume 3), which highlights a sharp rise in land prices across high-end locations in the city.
The report shows that Lagos has experienced a major transformation in its property market over the last decade, with once-affordable areas becoming exclusive zones for wealthy investors. Areas like Lekki Phase 1, Ikoyi, Victoria Island, and Ibeju-Lekki have seen some of the biggest jumps in land value.
In Ibeju-Lekki, for example, land that sold for between N500,000 and N1.5 million in 2013 has risen to N25–40 million in 2025. Similarly, Lekki Phase 1 plots that were priced at N10–15 million in 2005 now go for over N400 million.
The boom is being fueled by Lagos’ rapidly growing population — now close to 25 million — along with urban expansion, infrastructure projects, and high demand from both local elites and Nigerians in the diaspora. The report notes that the market is now driven more by investment interest than housing need.
Luxury homes in Lagos now come with features like smart home tech, private pools, gyms, cinemas, and even helipads. Estates such as Banana Island and Eko Atlantic offer not just premium housing but status and prestige, making them top choices for wealthy buyers.
Overall, the report sees Lagos’ luxury property market as a top channel for long-term wealth building, especially for investors who are willing to wait as land values continue to rise.
